The mechanism

A duty, a date, a postcode and a cap.

Placement on Kept is mechanical. Here is what happens from the landlord's reminder to the certificate returning to their file.

  1. 1

A landlord opens a property file

They add an address and their existing certificates. Kept works out the key statutory duties that apply to that property and the date each one falls due - gas annually, EICR every five years, EPC every ten, and the rest.

  2. 2

    The clock runs down

Reminders escalate from 60 days out: a nudge, then a firmer one, then a red one. This is the moment a landlord is actually looking for you - not idly browsing, but holding a deadline with a penalty attached to it.

  3. 3

Your offer appears against that duty

If the duty is yours and the postcode is yours, your listing appears alongside the reminder - in the app and in the email. Nobody sees an electrician when a gas record is what expires.

  4. 4

    They contact you directly

The click goes to your number, your booking page or your email. Kept is not in the middle of the job, does not take a cut and does not hold the customer relationship.

  5. 5

You email the certificate into their mailbox

Every landlord on a paid plan has a private mailbox address. Send the certificate there and it appears in their secure mailbox. They confirm the property, document type and dates before filing; once filed, Kept updates the linked duty and reminder. No portal, no login, no chasing.

  6. 6

You get a statement, not a story

Every month: how many times your listing was shown, how many times it was clicked, and the click-through rate, broken down by district. Real numbers, or cancel.

Approval

Four checks, done by a person.

Usually within two working days. The check is the point: if everybody received a badge, the badge would tell a landlord nothing.

  • Registration

Where a register or competent-person scheme applies, we check the number against the public register.

  • Insurance

We may ask for public liability insurance in the trading name on the application.

  • Business history

We consider the application, company history and credible complaints as part of a human review.

  • Coverage

We check that the postcodes and duty you select make sense for the listing.

After the job

Email the certificate. That is the integration.

Every landlord on a paid plan has a private mailbox address. Send the certificate as you would for any customer; it appears in their secure mailbox, where they confirm the property, document type and dates before filing it against the right duty.

Your boundaries

You receive placement, not a landlord list.

  • We never send you a landlord's name, address, phone number or email.
  • We never sell or rent a landlord's details to anybody, for any price.
  • You receive counts and click-throughs. The landlord decides whether to contact you.
  • Landlords on paid plans see no partner offers unless they deliberately switch them on.
