For risk assessors and HMO fire safety specialists

The assessments landlords only discover when a council asks for them

Ask a hundred self-managing landlords for their legionella risk assessment and most will ask you what one is. Ask an HMO landlord for their fire risk assessment and you will get a licence condition quoted back at you, usually incorrectly. These are the duties Kept surfaces that landlords did not know they had - which makes the reminder itself the sales pitch.

Why this trade

A compliance date creates a useful moment.

Demand you do not have to create

Most of this work is unbought because it is unknown. Kept tells the landlord the duty exists, on their property, with a date - and then shows them somebody who does it.

HMOs concentrate the value

Licensed HMOs carry more duties, more often, with a licence at stake. Kept flags licensing schemes by council area, so HMO landlords are identifiable rather than hypothetical.

Assessments lead to remedial work

A risk assessment that finds something creates a second, dated obligation - which Kept tracks, and which brings the landlord back.

Councils are asking earlier

Enforcement now runs without an informal warning first. Landlords who used to wait are increasingly not waiting.

The short version

How the placement works.

  1. 1

A landlord opens a property file

They add an address and their existing certificates. Kept works out the key statutory duties that apply to that property and the date each one falls due - gas annually, EICR every five years, EPC every ten, and the rest.

  2. 2

    The clock runs down

Reminders escalate from 60 days out: a nudge, then a firmer one, then a red one. This is the moment a landlord is actually looking for you - not idly browsing, but holding a deadline with a penalty attached to it.

  3. 3

Your offer appears against that duty

If the duty is yours and the postcode is yours, your listing appears alongside the reminder - in the app and in the email. Nobody sees an electrician when a gas record is what expires.

Questions

Straight answers.

Q1Which duty will I be placed against?

Tell us on the application. Legionella risk assessment, fire risk assessment, HMO-specific obligations, or several - Area and above place you against every one you are qualified for.

Q2Do you target HMO landlords specifically?

Placement is by postcode district and duty, not by portfolio type, but HMO duties only exist on HMO properties - so a fire risk assessment placement is by definition in front of HMO landlords.

Q3What accreditation do you want to see?

Membership of a recognised body - IFSM, IFE, IFPO, the Legionella Control Association or equivalent - plus insurance. We check it before approval.

  • We never send you a landlord's name, address, phone number or email.
  • We never sell or rent a landlord's details to anybody, for any price.
  • You receive counts and click-throughs. The landlord decides whether to contact you.
