For smoke and carbon monoxide alarm installers

The duty landlords assume they have already dealt with

Alarms are the duty landlords are most confident about and most often wrong about. A smoke alarm on every storey, a carbon monoxide alarm in every room with a fixed combustion appliance, all tested on the first day of the tenancy, and repaired or replaced when a tenant reports a fault. Kept turns that into dated, evidenced obligations - and dated obligations get booked.

Why this trade

A compliance date creates a useful moment.

Every new tenancy is a job

The day-one testing duty repeats with every tenancy. Kept knows when a tenancy starts, so the reminder arrives before the tenant does.

Small jobs, but they cluster

Landlords with several properties tend to sort alarms in one visit. Portfolio landlords on Kept can see every alarm obligation across their properties at once.

It rides alongside the big certificates

Alarms are usually done at the same visit as the gas or electrical work. If you are qualified for more than one duty, Area places you against all of them.

Proof is the product

It is not enough to have fitted the alarm - the landlord has to prove it was tested on the right date. A dated installation record from you is exactly what they are trying to collect.

The short version

How the placement works.

  1. 1

A landlord opens a property file

They add an address and their existing certificates. Kept works out the key statutory duties that apply to that property and the date each one falls due - gas annually, EICR every five years, EPC every ten, and the rest.

  2. 2

    The clock runs down

Reminders escalate from 60 days out: a nudge, then a firmer one, then a red one. This is the moment a landlord is actually looking for you - not idly browsing, but holding a deadline with a penalty attached to it.

  3. 3

Your offer appears against that duty

If the duty is yours and the postcode is yours, your listing appears alongside the reminder - in the app and in the email. Nobody sees an electrician when a gas record is what expires.

Questions

Straight answers.

Q1Is there a register for this trade?

There is no single mandatory register for alarm installation, so we ask for public liability insurance, any relevant electrical or fire accreditation, and references. Applications without any of those do not get approved.

Q2Are these jobs worth the fee?

On their own, rarely. Alongside a gas or electrical placement, usually. We would rather tell you that up front than sell you Local and watch you cancel in month two.

Q3Do landlords with several properties see me across all of them?

Yes - your listing appears against every property of theirs in a district you cover.

  • We never send you a landlord's name, address, phone number or email.
  • We never sell or rent a landlord's details to anybody, for any price.
  • You receive counts and click-throughs. The landlord decides whether to contact you.
