The commercial terms

The bits worth reading before you pay.

Flat fee, never commission

You pay the same whether you win one job or forty. We take nothing from the work itself and we never see your prices.

No lead fees, no pay-per-click

There is no auction, no bidding and no charge per enquiry. Two firms in the same postcode pay the same money for the same slot.

Three partners per district, per duty. Maximum.

A slot is only worth having if it is scarce. We cap promoted partners at three per postcode district per duty, and we say no when an area is full.

First 30 days free

Every paid tier starts with a free month. If the statement at the end of it does not justify the fee, cancel and owe nothing.

30 days' notice, any time

No minimum term, no annual lock-in, no auto-escalating renewal.

We will tell you the awkward part

Offers are shown to landlords on the Free plan. Paid plans are deliberately offer-free. That is roughly the single-property, self-managing landlord - which is exactly who forgets to book a gas safety check, and exactly who you want.

Prices current as at August 2026. Your listing is a placement, not a promise of impressions, enquiries or jobs.

Straight answers

Before you choose a tier.

Q1How much does it cost to be a Kept trade partner?

Listing is free. Promoted placement starts at £29 a month for up to five postcode districts, £79 for twenty, and £199 for sixty. Annual billing is ten months' money for twelve. There are no lead fees, no commission on work, and no per-click charges - the fee is the fee.

Q2Do you take a cut of the jobs I win?

No. We never see what you charge, never invoice the landlord on your behalf and never take a percentage. A landlord who calls you is your customer on your terms.

Q3How many other trades will be in my area?

Never more than three promoted partners per postcode district per duty. When a district is full we say so and offer you a waiting list rather than selling you a slot that does not exist.

Q4Will you give me landlords' contact details?

No, and we will not sell them to anyone else either. You are shown to the landlord; the landlord decides whether to contact you. That is the whole model, and it is why landlords trust the reminders enough to read them.

Q5Which landlords actually see my listing?

Landlords on the Free plan, which is the single-property self-managing majority - precisely the group that forgets renewal dates and does not have a managing agent with a tame contractor. Offers are part of what pays for the Free plan, so they are not switchable there. Paid plans are deliberately offer-free unless a landlord chooses to switch offers on. We would rather tell you that plainly than pretend everyone sees you.

Q6How do I know it is working?

A statement every month: impressions, clicks and click-through rate, broken down by postcode district, for each duty you are placed against. If the numbers do not justify the fee, cancel with 30 days' notice.

Q7What do you check before approving me?

Your registration or accreditation against the relevant public register - Gas Safe, NICEIC, NAPIT, ELECSA, Elmhurst, Stroma and so on - plus public liability insurance and a look at your existing reputation. Every application is read by a person, which is why it takes up to two working days rather than two seconds.

Q8Can I earn money for sending landlords to Kept?

Yes - that is the referral programme, and it is separate from and free of the trade tiers. You get a code and a tracked link, your customers get an introductory discount, and you earn 30% of everything they pay for their first twelve months. Plenty of trades do that and nothing else.

Q9How do I send a certificate to a landlord's Kept file?

Every landlord on a paid plan has a private mailbox address. Email the certificate to it as you would to any customer; it appears in their secure mailbox for them to confirm and file against the right duty and dates. No portal and no login for you, ever.

Q10Can I cancel?

Any time, with 30 days' notice, and the first 30 days are free on every paid tier. There is no minimum term and no auto-escalating renewal.
