Landlord gas safety work, at the moment the record expires
There is no duty in the private rented sector with a harder deadline than the gas safety record. It runs out on a date, it cannot be extended, and a landlord who misses it is exposed to a five-figure civil penalty and a criminal offence. That deadline is a booking waiting to happen - and Kept knows the date before the landlord remembers it.
Duty sheetGas Safe engineers
- The duty
- Landlord Gas Safety Record (CP12)
- The cycle
- Every 12 months, without exception
- If they miss it
- Up to £40,000, plus a criminal route
A compliance date creates a useful moment.
Annual, so it repeats forever
A landlord you win this year is a landlord Kept reminds again next year, with your listing still against the duty. Twelve-month cycles are the closest thing this trade has to a subscription.
The urgency is not manufactured
By the time the red reminder lands, the landlord has a legal problem with a date on it. They are not comparing five quotes - they want somebody Gas Safe registered who can come this week.
Certificates arrive ready to file
Email the CP12 to the landlord's private Kept mailbox and it appears ready for them to confirm and file against the duty. You are done at 'send'; the landlord remains in control of the property, document type and dates.
Registration checked, publicly
We verify your Gas Safe number against the register before you appear anywhere, and your listing shows it. That is worth something in a trade full of people who are not on it.
How the placement works.
- 1
A landlord opens a property file
They add an address and their existing certificates. Kept works out the key statutory duties that apply to that property and the date each one falls due - gas annually, EICR every five years, EPC every ten, and the rest.
- 2
The clock runs down
Reminders escalate from 60 days out: a nudge, then a firmer one, then a red one. This is the moment a landlord is actually looking for you - not idly browsing, but holding a deadline with a penalty attached to it.
- 3
Your offer appears against that duty
If the duty is yours and the postcode is yours, your listing appears alongside the reminder - in the app and in the email. Nobody sees an electrician when a gas record is what expires.

Straight answers.
Q1Do I need to be on the Gas Safe Register?
Yes, without exception. We check your registration number against the public register before your listing goes anywhere near a landlord, and we re-check it periodically. There is no version of this programme for unregistered fitters.
Q2Will I get gas jobs outside my postcodes?
No. Your listing only ever appears against a property in an outward postcode district you told us you cover, so you are not driving forty miles for a CP12.
Q3Can I also cover EICRs and alarms?
If you hold the qualifications, yes - the Area tier and above place you against every duty you are qualified for rather than just one. Dual-qualified engineers get considerably more placement from the same fee.
- We never send you a landlord's name, address, phone number or email.
- We never sell or rent a landlord's details to anybody, for any price.
- You receive counts and click-throughs. The landlord decides whether to contact you.
